Have your busienss appraised, check with your accountant too to see your profit/loss margin if you don't already have an idea from your taxes. How much did you put out to get to the point you're at? You may need a professional to help you price out your place, don't under bid just because you own everything free and clear. How much would it cost you today to do it all over again? Ask yourself those questions when factoring your price.
