I think that is extrememly high for an asking price. You could build a brand new gym/tanning salon down the road for that much and own the building! You even said yourself there's no competition within a 2 mile radius........then you would have all new
equipment also.........those 5 year old beds aren't going to last more than a few more years if you're lucky........so you'd have to replace soon anyway.
