We are in a high rent district here.... What is your rent going for where you are? Mine is 2140 Sqft for $5400 per month. Sounds high, but if you factor the electricity included and the rent I get from my massage therapists and Formostar tech, it equates to like $2500 per month.
Not too bad for a large new parcel in an indoor mall setting with underground valet parking and the Metro train in the building as well as the VRE (regional train) stop right outside the main doors. 9 Hotels and now more than 20 Apt complexes and new restaurants in a street scape setting outside my doors.
In the beginning it sucked, but now it is all coming together.
